- PPMM allow operator to hang banner on top of roof as advertisement for one (1) month. Design of banner to forward to Management Office for approval.

- Gas cylinders should be kept outside in open space hence MC and advisors had identified the best location, which is on the right side of canteen seating area.
- BM to obtain quotation for the installation of grille to store gas cylinders (10 nos.)

Residents complain about haphazard of motorcycle parking at block D, lower ground.
- all motorcycles to park at designated area (allocated at lower ground). Those still park hap hazardly will be issued warning & their motorcycle will be clamped.

KJPMSB to study & call for quotation for repair works to all external ducting leak (external column wall located at ground floor all blocks).

Residents requested that all ground floor lobby area to be repainted. This item noted by PPMM & advisor.

Visitors parked for more than three (3) consecutive days at visitor’s parking bays will be compounded with RM 100.00 with subsequent of RM 100.00 per-day there after.
Noted :
- Many residents had complained due to unnecessary occupying of visitor’s parking lot. Implementation of such compound commenced last year. Further details, kindly refer to security officer in-charge.

En. Shukry are instructed to produce daily logbook for all KJPMSB technical staff & this logbook must be readily available for viewing upon request. This recording shall start immediately.

Management will still operates from 8:30 am to 5: 30 pm. However, the Management Office door will be closed at 5:15 pm for internal paper work.

SLJSSSB to continue submitting monthly report during PPMM monthly meetings.

SLJSSB to provide portable speaker cum with siren sound (hailer) in the guard house a.s.a.p. This is for alerting all residents of unforeseen emergencies especially during fire.

FIRE IN BLOCK E
For all neighbours’ information, there was a fire that broke out in Block E-4-1 last week. Forensic from our friendly fire department (Jabatan Perkhidmatan Bomba Malaysia) was there to investigate and hopefully the management office be receiving an official report on the matter within 3 months.
SECURITY DILEMMA
Our security guards maybe having a headache trying to improve the level of security within our compound. It seems that people are throwing flyers into our door step without any approval from the management office and it is a shame that those caught are our Residents themselves.
Do understand that if these flyers were to be placed into our doorstep, it could be used as a marking tool for robbers. We would also not like to see these flyer throwers lurking around our internal building area as we are not sure on their intention(s).
Recently, PPMM has given strict instruction to the security company that those caught throwing flyers directly into our doorstep will be compounded with RM100.00 fine. Genuine advertiser shall seek approval and at discretion from the management office, they might be allowed to throw their flyers into Block letterboxes only (at ground floor). They are NOT allowed to walk up the floors as well.
CARPARK SPACE THAT MARK AN ‘X’
Those car park space with an ‘X’ marking are for emergency usage only. And as for the cafeteria area, the car park marking with an ‘X’ is also for emergency usage only but the cafeteria operator is allowed to use it for quick loading and unloading usage. For this obvious reason, it is a shame again that the usage has been abused by our Residents themselves.
Please observe the following:-
- Cafeteria operator car parked there, kindly ask operator to remove car immediately or be clamped.
- Those vehicle without Menara Menjalara car stickers, with ‘visitor’s pass’, with ‘15mins drive through pass’ and etc; vehicle to be clamped without hesitation.
- Cars with latest car stickers parked there, guard(s) walks along the dining area and politely notify the Resident(s) to remove their car. But if the Residents is having their meals in the cafeteria, clear judgement should be made by the guard(s) to allow them to continue with their meals. However upon noticing that the Residents had finished their meals, a 2nd POLITE notification to be issued to the Residents to have their car removed. If they still refuse to do so, their vehicle shall be clamped.
- Another scenario is that upon issuing notification along the dining area and for some reason; nobody responded to the call THRICE, the vehicle shall be clamped.

Letter to Sri Lara Security - Mr Vijay
We wish to highlight to your good office that Menara Menjalara house rules & regulations are by a collective decisions of all MCs & advisors (previous & current) for the best interest of the Residents and are not decided by any sole individual. Hence, we would strongly suggest that your officers to brief your guards proper. Any dispute between guards & residents; the guard(s) should not mentioned that the decision or instructions come from an individual person or matter a fact, do not at any occasion mentioned the individual person name as if the instruction was given by him or her alone. As mentioned earlier, the guards must politely explain that they are carrying out their instruction based on the approved house rules & regulations and if the Residents still not satisfied, POLITELY refer the Resident(s) to the management office for further clarification.
And as agreed during discussion with the present of Mr Tan, Ms Ann, Mr Benjamin, En Shukry, 3 of security officers on duty and myself (14/3/2009 at 9.00pm), it is decided that it is fair that a compound of RM 2,000.00 shall be imposed to the security firm for the misconduct of such security guard(s) on cases as mentioned above. Actions like the above should not arise if the security officer on duty had briefed the men properly.
As for cars parked at cafeteria loading/unloading bay, we reminded the guards on the followings:

Flyer throw Nuisance

To Mr Vijay (Sri Lara),
It is alerted today by our Member & advisor that someone is throwing flyers within the building walking from floor to floor.
This will create security risk if this person(s) come with a criminal mind. By throwing the flyers into every unit, robbers might be able to use this to mark the house.
As we already have a break in occurred recently in Block G, it is necessary that more proactive measures be taken by our security guards.
Due to the above, a notice will have to be posted on the notice board within the next 2 days.
"Those caught throwing flyers (walking between floor to floor within the buildings) will be compounded with a RM 100.00 fine.
And for those who wish to throw flyers into the letter boxes, he or she must obtain approval from the management office.
For Residents who notice these 'flyer throwers' lurking around, kindly contact our security guard house for immediately action (Tel: 0362732019)."
A letter will be issued to the security office in regards of this matter and if the security guards does not take a more proactive measures (meaning does not act upon complaint lodged),
the security firm will also be compounded with a fine of RM 100.00.
Please treat this matter seriously.
